June Brings Slight Increase in Alabama Home Sales

June home sales in the state increased 14.2% year-over-year from 5,554 to 6,340 closed transactions. Sales have increased slightly by 2.1% from May. Sales have increased 6.7% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: June listings (22,665) increased 1.2% from May and increased 4.3% from one year ago. Based on the current rate of sales, all active inventory on the market would sell in 3.6 months, the same as it was in May and down from 3.9 in June of 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The statewide median sales price in June was $290,275, an increase of 4.0% from May and a 6.7% increase from one year ago. The differing sample size (number of residential sales in comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in June averaged 71 days on the market, 8 days slower than one year ago. 

Forecast: June sales were 200 units, or 3.3%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecast 6,140 sales for the month while actual sales were 6,340 units. ACRE projected a total of 30,511 home sales year-to-date, while there were 31,137 actual sales through June, a difference of 2.1%.   

New Construction: The 958 new homes sold represented 15.1% of all residential sales in the state during June. Sales decreased 5.4% from May and increased 19.3% from June 2025. The median sales price was $317,061, a decrease of 3.3% from May and an increase of 2.9% from one year ago.
