Montgomery-area home sales are down 0.7% year-over-year in July

According to the Montgomery Area Association of REALTORS, July home sales in the area decreased 0.7% year-over-year from 423 to 420 closed transactions. Following seasonal trends, sales decreased by 14.1% from June. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Homes listed for sale increased 0.1% from June and increased 2.6% year-over-year from 1,540 to 1,580 listings. Months of supply increased 0.2 months in July 2026 from the previous month. Months of supply are up from last year’s supply of 3.6 months, reflecting a market where sellers generally have elevated bargaining power. 

Pricing: The median sales price in July was $262,800, an increase of 1.1% from one year ago and a decrease of 4.4% from July. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in July averaged 80 days on the market (DOM), 10 days slower than July 2025. 

Forecast: July sales were 37 units, or 8.2%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 457 sales for the month, while actual sales were 420 units. ACRE forecasted 2729 sales in the area year-to-date, while actual sales were 2687 units, a difference of 1.6%. 

New Construction: The 68 new homes sold represents 16.2% of all residential sales in the area in July. Total sales decreased by 18.1% year-over-year. The median sales price in July was $359,095, an increase of 2.6% from one year ago and a decrease of 2.0% from July.
