Conventional wisdom says that the best time to list a home for sale is during the spring. Buyers are motivated to get out and explore the market by the warmer weather. Curb appeal is enhanced by blooming plants and green grass. Also, many buyers with school-age children want their move to coincide with summer break so the school year is not disrupted. Given that it can take anywhere from 30-60 days to make it to the closing table after the offer is finalized, many families will begin their house search in the spring so they can be fully moved in by the time school is back in session.
The Alabama Center for Real Estate addressed this question by analyzing closed transactions from the state’s metro areas. The table above shows the month during 2018 that median sales price was the highest, and the month where average days on market was lowest.
