Athens-area home sales up 17% year-over-year in December

According to the Athens-Limestone Association of Realtors, December residential sales in the area increased 16.9% year-over-year (Y/Y) from 166 to 194 closed transactions. Sales increased 3.2% from November. Sales are up 17.9% year-to-date. Two more resources to review: Quarterly Report and Annual Report

Inventory: December listings (960) decreased 2.6% from November and increased 37.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.9 months, down 0.3 from November and up from 4.2 months in December 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-6 months of supply. 

Pricing: The area’s median sales price in December was $328,290, an increase of 6.1% from one year ago and an increase of 11.8% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in December averaged 57 days on the market (DOM), 31 days slower than December 2023. 

Forecast: December sales were 20 units, or 11.5%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 174 sales, and actual sales were 194 units. ACRE forecasts a total of 2,019 home sales in the area year-to-date, while there were 2,261 actual sales through December, a difference of 12.0%. 

New Construction: The 97 new homes sold represent 50.0% of all residential sales in the area in December. Total sales decreased 10.2% year-over-year. The median sales price in December was $326,900, an increase of 4.3% from November and an increase of 5.9% from one year ago.
