According to the Athens-Limestone Association of Realtors, January residential sales in the area increased 20.2% year-over-year (Y/Y) from 114 to 137 closed transactions. Inventory: January listings (930) increased 35.6% from December and decreased 3.1% from one year ago. At the current sales pace, all the active inventory on the market would sell in 6.8 months, up 1.9 from December and up 0.8 months from January 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-6 months of supply.
Pricing: The area’s median sales price in January was $313,495, a decrease of 0.3% from one year ago and a decrease of 4.5% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 67 days on the market (DOM), 17 days slower than January 2024.
Forecast: January sales were 7 units, or 4.9%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 144 sales, and actual sales were 137 units.
New Construction: The 68 new homes sold represent 49.6% of all residential sales in the area in January. Total sales increased 11.5% year-over-year. The median sales price in January was $310,950, a decrease of 4.9% from December and a decrease of 3.4% from one year ago.
