Inventory: January listings (3,221) increased 4.9% from December and increased 17.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 7.7 months, up from 5.6 months in December and up from 6.4 months in January 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-6 months of supply.
Pricing: The Baldwin County median sales price in January was $350,000, an increase of 0.2% from one year ago and a decrease of 3.4% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 78 days on the market (DOM), 11 days slower than January 2024.
Forecast: January sales were 17 units, or 3.9%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 438 sales for the month, while actual sales were 421 units.
New Construction: The 88 new homes sold represent 20.9% of all residential sales in January. Total sales decreased 18.5% year-over-year. The median sales price for new home sales was $339,485, a decrease of 2.8% from one year ago and an increase of 0.8% from December.
