Baldwin County Condo sales down 25% year-over-year in January

According to the Baldwin Realtors, January condominium sales decreased 24.7% year-over-year from 89 to 67 closed transactions. Following seasonal trends, sales decreased 26.4% from December. Sales are down 24.7% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: January listings (1,088) increased 8.8% from December and increased 24.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 16.2 months, up from 11.0 in December and up from 9.8 months in January 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.  

Pricing: The Baldwin County condo median sales price in January was 625,000, an increase of 18.1% from one year ago and an increase of 8.7% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Condos sold in January averaged 79 days on the market (DOM), 3 days slower than one year ago. 

Forecast: January sales were 10 units, or 13.2%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 77 sales for the month, while actual sales were 67 units.Click here to view the entire monthly report.
