Inventory: Homes listed for sale decreased 3.5% from December and increased 27.5% year-over-year from 1,006 to 1,283 listings. Months of supply increased from 4.0 in January 2024 to 4.9 in January 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in January was $250,000, an increase of 11.2% from one year ago and an increase of 2.2% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 90 days on the market (DOM), 14 days slower than January 2024.
Forecast: January sales were 14 units, or 5.1%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 277 sales for the month, while actual sales were 263 units.
New Construction: The 47 new homes sold represent 17.9% of all residential sales in the area in January. Total sales increased 11.9% year-over-year. The median sales price in January was $348,600, a decrease of 7.0% from one year ago and a decrease of 1.8% from December.
