According to the Athens-Limestone Association of Realtors, March residential sales in the area increased 6.3% year-over-year (Y/Y) from 176 to 187 closed transactions. Inventory: March listings (951) increased 1.2% from February and increased 31.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.1 months, down 0.6 from February and up 1.0 months from March 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-6 months of supply.
Pricing: The area’s median sales price in March was $310,000, a decrease of 2.8% from one year ago and a decrease of 17.3% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 63 days on the market (DOM), 22 days slower than March 2024.
Forecast: March sales were 13 units, or 6.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 200 sales, and actual sales were 187 units.
New Construction: The 96 new homes sold represent 51.3% of all residential sales in the area in March. Total sales decreased 7.7% year-over-year. The median sales price in March was $314,997, a decrease of 3.2% from February and a decrease of 1.4% from one year ago.
