Inventory: Homes listed for sale increased 1.7% from March and increased 29.7% year-over-year from 1,072 to 1,390 listings. Months of supply increased from 2.9 in April 2024 to 3.2 in April 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in April was $235,000, an increase of 4.4% from one year ago and a decrease of 6.0% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 86 days on the market (DOM), 6 days slower than April 2024.
Forecast: April sales were 21 units, or 5.0%, above the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 409 sales for the month, while actual sales were 430 units. ACRE forecasted 1,419 sales in the area year-to-date, while actual sales were 1,384 units, a difference of 2.5%.
New Construction: The 62 new homes sold represent 14.4% of all residential sales in the area in April. Total sales increased 14.8% year-over-year. The median sales price in April was $344,838, a decrease of 13.0% from one year ago and a decrease of 5.0% from March.
