Huntsville-area home sales up 13% year-over-year in April

According to ValleyMLS.com, April home sales in the Huntsville area increased 13.1% year-over-year from 586 to 663 closed transactions. Following seasonal trends, sales increased 9.1% from March. Sales are up 8.5% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: April listings (2,269) decreased 6.4% from March and increased 20.1% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.6 months, down from 4.2 in March, and up from 3.4 months in April 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in April was $330,000, a decrease of 1.9% from one year ago and an increase of 0.9% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in April averaged 54 days on the market (DOM), 4 days slower than April 2024.  

Forecast: April sales were 19 units, or 2.8%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 644 sales for the month, while actual sales were 663 units.  

New Construction: The 207 new homes sold represent 31.2% of all residential sales in the area in April. Total sales increased 11.9% year-over-year. The median sales price in April was $326,994, a decrease of 2.4% from March and a decrease of 5.5% from one year ago.
