Athens-area home sales down 3% year-over-year in June

According to the Athens-Limestone Association of Realtors, June residential sales in the area decreased 3.2% year-over-year (Y/Y) from 189 to 183 closed transactions. Sales decreased by 18.3% from May. Sales are up 4.1% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: June listings (1,030) increased 2.2% from May and increased 25.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.6 months, up from 4.5 months in May, and up 4.3 months from June 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The area’s median sales price in June was $321,900, a decrease of 1.3% from one year ago and an increase of 3.8% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in June averaged 46 days on the market (DOM), 6 days slower than June 2024. 

Forecast: June sales were 31 units, or 14.6%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 214 sales, and actual sales were 183 units. 

New Construction: The 85 new homes sold represent 46.1% of all residential sales in the area in June. Total sales decreased 15.8% year-over-year. The median sales price in June was $313,380, a decrease of 2.3% from May and a decrease of 6.7% from one year ago.
