Calhoun County home sales down 26% year-over-year in September

According to the Calhoun County Board of Realtors, September residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 25.8% year-over-year (Y/Y) from 186 to 118 closed transactions. Sales decreased 36.6% from August and are now down 2.9% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: September listings (657) decreased 4.0% from August and 1.25% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.3 months, up from 3.5 months in August, and up from 4.0 months in September 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in September was $200,250, an increase of 4.8% from one year ago and a decrease of 9.0% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in September averaged 57 days on the market (DOM), 9 days slower than September 2024. 

Forecast: September sales were 32 units, or 20.8%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 1,374 home sales year-to-date, while there were 1,274 actual sales through September, a difference of 7.2% 

New Construction: The 4 new homes sold represent 3.3% of all residential sales in the area in September. Total sales decreased by 55.6% year-over-year. The median sales price in September was $292,950, an increase of 8.5% from August and an increase of 27.4% from one year ago.
