Cullman residential sales down 4% year-over-year in September

According to the Cullman Association of Realtors, September residential sales decreased 4.2% from one year ago. Sales decreased by 12.8% from August. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in September decreased 4.5% year-over-year from 414 to 401 listings and decreased 3.1% from August. Months of supply (inventory to sales ratio) increased from 5.3 months in August to 5.9 months in September. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in September was $257,000, remaining the same from one year ago and an increase of 0.0% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in September averaged 51 days on the market (DOM), 6 days slower than September 2024. 

Forecast: September sales were 12 units, or 15.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 80 sales for the month, while actual sales were 68 units. ACRE projected 750 sales year-to-date, while actual sales were 694, a difference of 7.5%.
