Tuscaloosa area home sales were unchanged year-over-year in September

According to the Tuscaloosa Association of Realtors, September home sales in the area were unchanged year-over-year at 252 closed transactions. Sales decreased 3.1% from August. Two more resources to review: Quarterly Report and Annual Report.

Inventory: September listings (860) increased 18.1% from August and increased 25.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.4 months, up from 2.8 months in August, and up from 2.7 months in September 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in September was $285,200, an increase of 3.6% from one year ago and a decrease of 1.6% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in September averaged 41 days on the market (DOM), 2 days faster than September 2024. 

Forecast: September sales were 12 units, or 4.9%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 240 sales for the month, while actual sales were 252 units. ACRE forecasted a total of 2,318 home sales year-to-date, while there were 2,261 actual sales through September, a difference of 2.5%. 

New Construction: The 56 new homes sold represented 22.2% of all residential sales in the area in September. Total sales increased 33.3% year-over-year. The median sales price was $294,575, an increase of 3.9% from one year ago and a decrease of 6.2% from August.
