Calhoun County home sales up 8.8% year-over-year in October

According to the Calhoun County Board of Realtors, October residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 8.8% year-over-year (Y/Y) from 136 to 148 closed transactions. Sales increased 20.3% from September and are now up 6.0% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: October listings (656) increased 0.3% from September and 6.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.4 months, down from 5.3 months in September, and down from 4.5 months in October 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in October was $219,500, an increase of 12.6% from one year ago and an increase of 7.1% from September. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in October averaged 60 days on the market (DOM), 11 days slower than October 2024. 

Forecast: October sales were 10 units, or 7.2%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 1,512 home sales year-to-date, while there were 1,422 actual sales through October, a difference of 6.0% 

New Construction: The 8 new homes sold represent 5.4% of all residential sales in the area in October. Total sales increased by 100.0% year-over-year. The median sales price in October was $265,280, a decrease of 9.4% from September and an increase of 22.0% from one year ago.
