According to the Lee County Association of Realtors, December residential sales in the Auburn-Opelika area increased 17.6% year-over-year from 182 to 214 closed transactions. Sales increased 49.7% from November. Two more resources to review: Quarterly Report and Annual Report.

Inventory: December Listings (615) decreased 3.6% from November and decreased 3.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 2.9 months, down from 4.5 months in November, and down from 3.5 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in December was $369,687, a decrease of 2.0% from one year ago and a decrease of 5.2% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 62 days on the market (DOM), 5 days slower than December 2024.
Forecast: December sales were 31 units, or 16.9% above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 183 sales for the month, while actual sales were 214 units. ACRE projected 2497 sales year-to-date, while actual sales were 2413, a difference of 3.4%.
New Construction: The 84 new homes sold represent 39.3% of all residential sales in the area in December. Total sales increased 23.5% year-over-year and increased 37.7% from November. The median sales price in December was $393,025, a decrease of 5.5% from November and a decrease of 5.6% from one year ago.
