According to the Mobile Area Association of REALTORS, January home sales in the area saw an increase of 10.2% year-over-year from 265 to 292 closed transactions. Inventory: January listings (1,195) decreased by 0.8% from December and decreased 4.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.1 months, up from 3.6 in December, and down slightly from 4.7 months in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in January was $232,013, an increase of 5.5% from one year ago and a decrease of 6.2% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 64 days on the market (DOM), 4 days slower than January 2025.
Forecast: January sales were 69 units, or 31.0%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 223 sales for the month, while actual sales were 292 units.
New Construction: The 40 new homes sold represent 13.7% of all residential sales in the area in January. Total sales increased by 100.0% year-over-year. The median sales price in January was $410,000, an increase of 34.9 % from one year ago and an increase of 0.0% from December.
