Inventory: March listings (454) increased 3.6% from February and increased 27.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.4 months, down from 4.9 months in February, but up from 3.5 months one year ago. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in March was $245,000, an increase of 15.6% from one year ago, and a decrease of 0.8% from February . The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 93 days on the market (DOM), 6 days slower than in March 2025.
Forecast: March sales were 13 units, or 11.3%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 116 residential sales for the month, and actual sales were 103 units sold.
New Construction: The 22 new homes sold represented 21.4% of all residential sales in the area in March. Total sales increased by 46.7% year-over-year. The median sales price was $365,320, an increase of 22.6% from February and an increase of 10.7% year-over-year.
