Inventory: Homes listed for sale increased 2.2% from March and increased 8.8% year-over-year from 1,390 to 1,512 listings. Months of supply decreased 0.6 months in April 2026 from the previous month. Months of supply are up from last year’s supply of 3.2 months, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in April was $257,719, an increase of 9.7% from one year ago and a decrease of 4.0% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 82 days on the market (DOM), 4 days faster than April 2025.
Forecast: April sales were 27 units, or 6.7%, above the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 397 sales for the month, while actual sales were 424 units. ACRE forecasted 1338 sales in the area year-to-date, while actual sales were 1331 units, a difference of 0.5%.
New Construction: The 65 new homes sold represent 15.3% of all residential sales in the area in April. Total sales increased 4.8% year-over-year. The median sales price in April was $338,900, an increase of 3.3% from one year ago and a decrease of 3.1% from March.
