Inventory: May listings (525) increased 0.6% from April and increased 13.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.7 months, representing a 0.0% change April, and up from 5.1 months in May 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in May was $290,000, an increase of 11.6% from one year ago and an increase of 2.1% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 73 days on the market (DOM), 18 days slower than in May 2025.
Forecast: May sales were 10 units, or 9.9%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 102 sales for the month, while actual sales were 92 units. ACRE forecasted a total of 432 home sales year-to-date, while there were 366 actual sales through May, a difference of 15.2%
New Construction: The 9 new homes sold represented 9.8% of all residential sales in the area in May. Total sales decreased 0.0% year-over-year. The median sales price was $293,000, an increase of 17.7% from one year ago and a decrease of 9.8% from April.
