Montgomery-area home sales down 4% year-over-year in February

According to the Montgomery Area Association of REALTORS, February home sales in the area decreased 3.6% year-over-year from 305 to 294 closed transactions. Following seasonal trends, sales increased 11.8% from January. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Homes listed for sale increased 1.1% from January and increased 26.5% year-over-year from 1,025 to 1,297 listings. Months of supply increased from 3.4 in February 2024 to 4.4 in February 2025, reflecting a market where sellers generally have elevated bargaining power. 

Pricing: The median sales price in February was $258,795, an increase of 12.5% from one year ago and an increase of 3.5% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in February averaged 85 days on the market (DOM), 8 days slower than February 2024. 

Forecast: February sales were 23 units, or 7.3%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 317 sales for the month, while actual sales were 294 units. ACRE forecasted 594 sales in the area year-to-date, while actual sales were 557 units, a difference of 6.2% 

New Construction: The 59 new homes sold represent 20.1% of all residential sales in the area in February. Total sales increased 9.3% year-over-year. The median sales price in February was $354,037, a decrease of 4.7% from one year ago and an increase of 1.6% from January.
